Jaumur: Inside NEOM's Superyacht Marina Community on the Gulf of Aqaba

Jaumur is one of NEOM's flagship developments: a luxury marina community planned for Saudi Arabia's Gulf of Aqaba coast, part of the broader $500 billion NEOM megaproject unfolding in the Tabuk region of northwest Saudi Arabia. Unlike a conventional town built around a center, Jaumur is designed entirely around a marina, blending land and sea living into a single lifestyle destination.

A community built around the marina

Jaumur is planned to house a sprawling waterfront population, with the marina envisioned as the beating heart of the entire development. Key features include:

  • Capacity: More than 6,000 residents.
  • Residences: 500 marina apartments and nearly 700 luxury villas, each offering waterfront access and private mooring.
  • Hospitality: Two destination hotels providing 350 rooms and suites designed to showcase sweeping views of the coastline.

Built for the world's largest superyachts

The marina is designed to accommodate up to 300 superyachts, including vessels as long as 150 meters. Its most striking feature is a monumental 1.5-kilometer aerofoil structure that arches above the yacht berths, providing year-round protection from sun and weather while doubling as a dramatic architectural entrance for arriving vessels. A marina promenade is planned to run alongside it, featuring entertainment venues, cultural experiences, and dining.

More than luxury real estate

Jaumur's plans extend beyond residential and hospitality space. The development includes a state-of-the-art deep-sea research center focused on marine exploration and conservation, intended to help establish NEOM as a global hub for oceanographic research. Alongside it, a top-tier international boarding school is planned to serve a select group of students from around the world, taught by a diverse international faculty.

Part of a much larger vision

Jaumur joins a growing list of similarly named tourism destinations NEOM has unveiled along the Gulf of Aqaba, including Treyam, Xaynor, Elanan, and Gidori, all positioned as sustainable luxury developments. The project sits within Saudi Arabia's Vision 2030 strategy, which aims to diversify the country's economy away from oil through large-scale tourism and real estate megaprojects.

A vision still taking shape

As with several NEOM announcements, it's worth noting that Jaumur remains a planned and rendered project rather than a completed one. Saudi Arabia has already scaled back parts of the broader NEOM vision, including its widely publicized linear city, The Line, since the original announcements were made. Whether Jaumur reaches its full announced scale, and on what timeline, remains to be seen as construction across the wider NEOM region continues to develop.
